What is a Michigan Site Condo?
When you own a Traverse City Condo you do not own the surrounding land and you are not responsible for the outside maintenance and many times including the outside of the building such as siding, decks, roof etc.
When you own a Traverse City Home in a Site Condo Subdivision you own the parcel of land the home is built on, and you are responsible for all outside maintenance the same as owning a home in a platted subdivision.
There is still an HOA (Home Owners Association) and dues but the dues are much less than what you will pay in a condo complex because there is far less to maintain. The largest portion of association fees are used to maintain the private road.
Site Condo's are attractive to developers because they do not have to jump through the hoops required by the Michigan Department of Transportation, the Grand Traverse County Road Commission and other government entities required to develop a Platted Subdivision.
It takes a developer months to establish a site condo as apposed to possible years for a platted sub.
That is why all site condo subdivision have private roads.
