How to calculate Traverse City and Grand Traverse County Real Estate Taxes

If you would rather I calculate your taxes simply go to; What will my taxes be.

First lets start with the "Current Assessment" and "School district'.

Click above on "Grand Traverse County GIS Base Map" and you should see the main page that reads "Welcome To GTC Internet MapApp" at the top.

Click on the "View Map" button which will take us to the map.

Click "Yes" in the pop-up Disclaimer.

You will see three options for searching; P.I.N., NAME. and ADDRESS.

Click on"ADDRESS" and type in the address and you should see the parcel show up highlighted in yellow.

(Sometimes a list will pop up and we will need to choose the correct one.)

Then click on the "REPORT" button near the bottom of the page, then click on the parcel highlighted in yellow and a box called 'Location Point Summary" will pop up.

Then click on the red "detail" button and we will have part of the info we need.

Take note of the "school district number" and the "current assessment"

 

 

Now we need to select the correct Millage Rate.

Click above on "Traverse City and Grand Traverse County Millage Report.

Since Acme Township is at the top lets work with that.

We should see the

G.T. County - Total Millages Report

There are two columns of Millage rates.

One is PRE & AG which means "Primary Residence" and "Agricultural"

and "NON" which means NON Primary Residence.

Both columns contain the Summer Rate, the Winter Rate and the Total.

 Lets assume our property of interest is in Acme Township and the school district    number is 28010 (Traverse City School District) and it will be your Primary Residence.

The Millage Rate will be .0263684

Lets assume the "current assessment" is $100.00

(which is considered half the value of the property)

Michigan calculates on half the value of the property.

All that is left is for us to do is to multiply the current assessment which we will assume is $100,000 by the Millage Rate of .0263684 and we know that our taxes are going to be $2,636.84.
